Orlando receives more than 70 million visitors a year, and a meaningful share of them prefer a house with a pool over a hotel room. That demand built one of the largest short-term rental markets in the world, concentrated in a ring of communities around the theme parks: Kissimmee, Davenport, ChampionsGate and Reunion. For international investors, it is often the first — and sometimes the best — entry into U.S. real estate.
The single most important fact about this market: not every house near Disney can be rented short-term. Vacation rentals are only legal in communities zoned for it. Buy a beautiful home in the wrong subdivision and the county will shut your Airbnb down. This is the first filter I apply to every property a client sends me — before price, before the pool, before anything.
Gross income on a well-run vacation rental near the parks is typically strong, but the operating load is real: management fees, cleaning, utilities, pool and lawn care, platform commissions, furniture replacement and seasonal vacancy. After expenses, realistic net returns are moderate — the upside comes from the combination of income, appreciation and personal use. Run the numbers on net, never on gross; the ROI calculator on this site compares a property as a vacation rental versus a long-term rental side by side.
Resort communities like Reunion, ChampionsGate, Storey Lake and Windsor Hills offer amenities that drive bookings — water parks, clubhouses, security — in exchange for higher HOA dues. Standalone zoned homes in Davenport or Kissimmee carry lower fixed costs but depend more on the house itself to attract guests. Neither is universally better: the right choice depends on budget, how much personal use you want, and whether you are optimizing for income or for a family base near the parks.
International owners can buy with a passport, finance through foreign-national loan programs, and run the property through a local management company without living in the U.S. Rental income is taxable in the United States, so plan with a cross-border accountant from day one. Most of my investor clients are from Brazil, and the whole process — search, offer, closing, management setup — happens in Portuguese when they prefer.
If you are evaluating a vacation rental around Orlando, talk to me before you fall in love with a listing. Confirming the zoning, the HOA rules and the honest numbers takes a day and prevents the two most expensive mistakes in this market: the wrong community and the wrong expectations.
